What to check before you choose a plot

Access, water and power, growth around it, clear papers, and whether it fits what you want the land for.

Two plots can cost the same and be very different investments. These are the things we tell every buyer to check.

1. How easy is it to get there?

Good roads make it easier to reach your land, build on it and sell it later. Check how far the plot is from the nearest tarmac road and what the road in is like. Drive it yourself if you can.

2. Water and power

Ask whether power runs along the road and where water comes from: a borehole, a piped supply or a nearby source. Building costs rise quickly if you have to bring these in yourself.

3. What is happening around it

Look at what is nearby: homes, schools, shops, churches, new roads. Land near growing activity tends to be easier to build on and to sell. Ask what is planned for the area.

4. Clear papers

Make sure the seller can show you the title for the land and that an official search matches. See our guide to the documents you should get.

5. Your purpose

What do you want the land for? A family home, a holiday home, a rental, or simply to hold? A quiet plot far from town may be perfect to hold and less ideal to live on day to day. Be clear about this before you choose.

The best check of all

Visit. Walk the plot, find the beacons, drive the road and talk to the neighbours. Book a site visit and we will take you.

Come and see the land.
